Traditional Methods

You generally have two options for digitizing your space: generate CAD (computer-aided design) or BIM (Building Information Modeling) files using either an in-house architect to do the conversion or outsource to an external architecture firm.

In-house

If you opt for an in-house architect, you’ll be prioritizing cost (and potentially quality) over delivery speed.  Expect a pace of about two floor plans per week per architect, each of which will cost approximately $90,000 USD in average annual salary. Their process will involve obtaining a high-quality digital copy of the PDF floor plan, importing it into BIM software that requires high-specification PCs with expensive software licenses, tracing the walls, doors, and other features to create a BIM model, adding measurement and annotation information, adding 3D elements such as furniture, and testing the BIM model to ensure accuracy.  Since the architect is in-house, they will have full control over the conversion process, which can help ensure that the CAD or BIM file will be standardized in such a way as to achieve the goals of the organization. Unfortunately, an in-house architect must be trained and have the necessary skills to accurately digitize floor plans and create BIM files. This requires a significant investment in time and resources for training and development. Additionally, an in-house architect may not have access to the same resources and tools as an external architecture studio, which can limit the quality and accuracy of the digitization process.  This might not be an issue for one or two floor plans, but can become a monumental blocker with large portfolios.

External architecture firm

If you opt to outsource the conversion to an external architecture studio, you’ll be prioritizing delivery speed over cost and quality. Costs can vary drastically, with an average range of $5,000 to $10,000 per small to medium-sized building. External studios, however, can more easily scale to meet the volume needs of a large portfolio. They typically have a team of experienced professionals who are knowledgeable about the latest technology and best practices for digitizing floor plans. An external architecture studio can typically complete the digitization process in a shorter amount of time compared to an in-house architect, as they have a team of professionals working together on the project.  The team will also generally have access to a wider range of resources and tools, which can improve the quality and accuracy of the digitization process. While this means you might be able to get a portfolio up-and-running faster than you might be able to with an in-house architect, the cost to digitize a large portfolio can be staggering. And while you may get a digital record of your space quickly, you will have limited control over the digitization process, which can result in inconsistencies across a portfolio of floor plans and the end product not meeting the needs of the organization.
